Long-Term Apartment Rental in Vienna: The 3-Month Line

Long-term apartment rental in Vienna, or renting monthly, means a furnished stay of several weeks to a few months, without a long lease. The decisive point is a date, and few people name it clearly: the three-month line. Up to three continuous months, Vienna charges the Ortstaxe, and a furnished serviced apartment is usually the cleanest solution. Beyond three months the Ortstaxe falls away, and the sum tilts towards an interim sublet or your own flat. Here is the line, and the tier decision, set out honestly.

What does long-term rental mean for a furnished apartment?

Long-term or monthly here means not a classic year-long lease but a furnished stay from about 4 weeks to several months, with no deposit and no minimum contract. You move in with a suitcase; furniture, kitchen, and wifi are included. It is the bridge between short-term rental of a few nights and your own rented flat. How furnished short-term compares with an empty rental, with deposit, furniture purchase, and agency fee, is set out in the comparison of furnished short-term versus renting. Here the focus is the line that decides longer stays.

The three-month line: when the Ortstaxe falls away

The most important number in long-term rental is the duration. In Vienna the Ortstaxe applies to accommodation, including serviced apartments and holiday flats, and has stood at 5 percent since 1 July 2026. It falls away only from a continuous stay of more than three months. What is "exempt" is not a person but the long, continuous stay itself.

over 3 continuous monthsfalls awayinterim sublet or your own flat

This line is why long-term rental and a real interim sublet work out differently. Up to three months, the fully equipped apartment with no deposit and no contract is often the smarter choice. Stay longer and you should weigh the lower running costs of your own flat. This is orientation, not tax advice, and the rates change.

Monthly rental or interim sublet: the tier decision

For a stay of about one to three months, a furnished serviced apartment on a long-stay rate is usually the simplest: an address to register at, no deposit, cancellable. Beyond three months, when the Ortstaxe drops away anyway, it is worth looking at a private interim sublet through platforms like willhaben or your own flat, because the monthly rent is lower. Honestly, from about half a year your own flat almost always wins. The logistics for moving and flat-hunting are in the long-stay and relocation guide, and the concrete monthly terms in the monthly rates for furnished apartments.

Registration for a long-term stay: Meldezettel and main residence

Anyone living in Vienna for a while registers. Registration happens within 3 working days of moving in, and the host co-signs. For a stay of several months this can be a main residence (Hauptwohnsitz), for an additional one a secondary residence (Nebenwohnsitz). In a host-run serviced apartment the signature is a single step, one of the practical advantages over an anonymous platform booking. Since 2024 registration is also possible digitally.
