Serviced apartments in Vienna are one label over five different products: chain aparthotels with a kitchenette, host-run apartments with a real kitchen, boutique hotels with no cooking facilities at all, platforms that own no buildings, and monthly rentals that will not sell you four nights. We compared 18 operators on what actually decides a booking, and the finding that matters most is that the word "apartment" in a property name is the least reliable part of the listing. Our position, before the tables: for one to three nights aimed at the postcard sights, the 1st district beats us and we name the properties to look at; from roughly the fourth night, once a kitchen and a washing machine do real work, a full-kitchen apartment on the market's 6th-district side wins. Rates taken from booking aggregators rather than an operator's own page are labelled as such.

The category correction: what "apartment" hides in Vienna
The most useful thing we can tell a buyer goes first. Several properties ranking high for a Vienna apartment search are not apartments in the sense you mean.
No kitchen at all. Ruby Hotels runs three Vienna houses: Lissi in the 1st district, Sofie in the 3rd, Marie on Mariahilfer Straße in the 7th. Its "Lean Luxury" concept deliberately removes the minibar, room service, the concierge and in-room cooking; the shared galley kitchen with free hot drinks and snacks is a common-area amenity, not an apartment feature. Miiro Spittelberg publishes four room categories (Classic Queen, Twin, Deluxe Studio, Spittelberg Suite) and not one lists cooking facilities; every one lists a minibar, tea and coffee making, Le Labo toiletries and a rainfall shower. Miiro nowhere states "no kitchen", so we record an absence across every published room page, not an operator denial. Hotel Indigo Vienna Naschmarkt, which opened in May 2022 as the first Hotel Indigo in Austria with 158 rooms, is a hotel with minibars.
None of that makes them bad places to stay. Ruby's 60-second self check-in is genuinely fast, and for two nights with no intention of cooking, three central districts at an observed €177 to €234 at Lissi is coherent. Hotel Indigo has what no apartment operator here matches: a 24-hour front desk, the Pigment restaurant, a bar, a coffee shop, a fitness centre, a buffet breakfast and paid private parking on site. The problem is only the label. If you want an apartment because you want a kitchen, these three do not solve it.
No nightly rate. room4rent runs 677 apartments across five Vienna buildings, priced as monthly all-inclusive gross rent covering operating costs, utilities, internet and TV. No nightly rate exists to compare. Mein Wien-Apartment holds around 4,000 apartments citywide, caps units at one to two people, and sets a minimum stay of seven calendar months. It is built for transitional housing and relocations and does that well. It is not in the same market as a four-night booking.
A two-week floor. Flatio is a mid-term marketplace with a hard 14-night minimum, extendable to a year, showing prices as an average per 30 days. A real trap for anyone searching "Vienna apartment rental" while planning a long weekend.
Watch out: Two prominent names here own no Vienna buildings. AltoVita is a corporate-housing marketplace whose public Vienna page shows sample listing names with no districts, sizes or prices, all behind an account wall; its 7 to 10 million unit figure is global across 165 countries, not a Vienna number. tempoFLAT is a peer-to-peer marketplace taking 20 percent of gross rental payments on Basic, or 25 percent with Security, folded into the displayed price.

The Vienna-wide field: 18 operators across five categories
Every operator here except us runs a dynamic pricing engine, so a rate only exists for specific dates. The figures below came from booking aggregators, not rack rates, and several displayed in US dollars, left unconverted rather than invent an exchange rate. Read every rate cell as directional, and where something is not published we say so rather than guess.
For European context, the Savills European Serviced Apartment Report 2026 records demand growing at 5.9 percent a year since 2019 against 1.1 percent for the wider hotel sector, and 2025 European occupancy at 79 percent with an ADR of €136 on CoStar data, against 75 percent for hotels. It contains no Austria or Vienna figures, so treat it as European context only.

Zoku leads on transparency: its FAQ states stays run "anywhere from one night to one year", housekeeping runs once every seven nights with extra cleanings free on request, and rates are quoted inclusive of VAT and Ortstaxe. Adina leads on service depth: a 24-hour reception, a complimentary gym, breakfast at the sister Belvedere property from 06:30 on weekdays. Bob W sits in a corporate and life-science district roughly 7 to 8 km north of the 6th, right if your meetings are up there and wrong if they are not.

Singerstrasse 21/25 is the strongest single argument against booking in the 6th at all: 50 apartments with full kitchens and dining areas, 350 m from Stephansplatz, at an observed €169 to €241 that one source benchmarks against a stated €241 average for 4-star hotels in the 1st district. If you want a kitchen and the cathedral outside the door, that is hard to beat and we will not pretend otherwise.

Grätzlhotel has the most interesting concept in this group: designer studio suites built into former neighbourhood shopfronts, one per Grätzl (the Viennese word for a small residential quarter), with a private entrance and self check-in by key code sent two or more days ahead. Before you book on the name: none of its three locations is near the Naschmarkt, and the 4th-district property sits by Belvedere Palace, a different part of Wieden.

The six axes that actually separate these operators
Headline nightly rate is the axis buyers use and close to the least informative one available.
1. Price per square metre, not the headline rate
Divide a verified rate by a verified size and the ranking reshuffles. Our own five make the point, because two carry the identical headline price of €185 and are nowhere near each other on value.

Our cheapest and most expensive units per square metre are the two that look identical in a search result. The pattern is sharper at the small end. Applying the same arithmetic to observed aggregator figures, Zoku's smallest 24 m² loft at its $112 floor works out around €4.3 per m², and Vintagehome's 21 m² studio near the market from €188 works out around €8.95 per m², the steepest figure in this dataset and roughly double any apartment we run. Both comparator numbers are our own arithmetic on aggregator floor prices, so treat them as directional. The pattern they show is not directional at all: the smallest studios closest to the market carry the steepest space premium in Vienna, and a headline rate never shows you that.
2. The night at which an apartment beats a hotel
We looked for a Vienna-specific break-even study and did not find one, so we will not invent a local number. The general industry picture, which is not Vienna data, puts break-even between night four and five in high-rate markets such as London and Amsterdam according to thesqua.re's hotels versus serviced apartments analysis, and between night seven and fourteen in general markets per apartment-stay.com's break-even analysis, which also records total-cost savings of 20 to 40 percent on stays of 14 nights and longer. The mechanism is not mysterious: a kitchen and a washing machine absorb spending a hotel guest pays for separately.
Bottom line: Below four nights, the case for an apartment is space and privacy, not money. Between four and seven it becomes arguable. Past fourteen it stops being arguable. Our ladder of 15 percent from 7 nights, 20 percent from 14 and 25 percent from 28 tracks that curve rather than fighting it.

3. Minimum-stay traps
The field spans one night to seven months underneath similar-looking branding. True nightly booking covers Adina, Adagio, Zoku, Ruby, Numa, Bob W, Hotel Indigo, Grätzlhotel, Singerstrasse 21/25 and us. Flatio sets a hard 14-night floor. Mein Wien-Apartment sets seven calendar months, and it is the likeliest to waste your time, because its branding says "apartment" in exactly the way a three-night searcher reads as available tonight.
4. What "serviced" includes, and what it does not
There is no standard. This is what the word resolves to across the operators we checked.

Read that parking row twice if a car is part of your plan. It is the most consistent finding in the dataset and the one guests are most often surprised by.
5. Deposits and cancellation
We could not verify a single Vienna-wide cancellation standard and will not invent one. Three verified structures show the spread. Vienna Downtown Apartments publishes a 25 percent deposit at booking; cancel 28 or more days ahead and half becomes a voucher valid for a year, cancel inside 28 days and it is forfeit in full. Zoku's FAQ sets a 25 percent deposit charged 72 hours before arrival for stays up to 27 nights. room4rent's terms run on different logic: a flat €2,000 deposit plus a €90 administration fee regardless of size, and €85 a month for a second occupant. Read the terms per property. The spread between those three is wider than the spread in their nightly rates.
6. The Ortstaxe, and the two separate 90-day rules people confuse
The Ortstaxe is Vienna's local accommodation tax, a category-wide rule set by the city that applies identically to every operator on this page, so treat any operator presenting it as their own term with suspicion. Per the City of Vienna's Ortstaxe page, it is 5 percent of the accommodation charge, excluding VAT and breakfast, since 1 July 2026. Before that it was 3.2 percent with an 11 percent flat deduction on the base, and that deduction disappeared when the rate moved to 5 percent. It rises to 8 percent on 1 July 2027, a schedule the Austrian Hotel Association also documents. The city grants one guest-side exemption: people who live in the accommodation continuously for longer than three months, roughly 90 consecutive nights.
Now the part that gets conflated constantly. Three mechanisms, and they do not interact.
- The Ortstaxe exemption at roughly 90 consecutive nights is a tax rule set by the City of Vienna, applying to every accommodation provider in Vienna equally.
- Our 28-night Resident discount is a price reduction we choose to offer. It has no effect on tax. A guest on our full 28-night Resident rate still pays the Ortstaxe on every night of that stay. To stop paying it you need roughly 90 consecutive nights, not 28.
- The Kurzzeitvermietung 90-day annual cap is a different rule again, and the numeric coincidence causes the confusion. It is a host-side zoning rule about how many days a year a private individual may short-term-let a registered residence. It is not a guest tax rule, and we make no claim about our own position under it here.
Key fact: A 28-night discount and a 90-night tax exemption are unrelated. No operator's loyalty tier, ours included, exempts you from the Ortstaxe. Only continuous occupancy longer than three months does, and the city decides that, not us.

Size is the honest axis here, because it needs no currency conversion. Adina's largest published studio type, the Studio Executive, is 36 to 38 m². Our Artisan is 65 m² at €185 and the Penthouse is 85 m². Our smallest unit, the 35 m² Mini MINT, sits at the top of Adina's standard studio range. The kitchen differs by category, not by degree: Adina's is a kitchenette built around a cooktop, ours is a full kitchen. We are deliberately not putting these on one price-per-square-metre scale, because Adina's observed figures are dollar aggregator prices we have not converted, and a per-m² number resting on a guessed exchange rate is worse than no number.
Where Adina wins: A 24-hour reception, which we do not have at all. A complimentary on-site gym and breakfast at the sister Belvedere property, neither of which we offer. At A by Adina Vienna Danube, a heated outdoor infinity pool, a sauna and a gym in a tower completed in 2024, which no five-apartment operation can match. And a quieter fourth one that matters more than it sounds: with 134 apartments at Belvedere and 120 at Danube, Adina can usually find you something next week. With five apartments, often we cannot.
Where we would argue is from about the fourth night, if you intend to cook. A cooktop is for reheating. A full kitchen with a washing machine changes how a two-week stay works, and the 6th district puts a working food market at the end of the street where the 10th puts the Hauptbahnhof.

One clean fact frames this: Adagio's largest unit type, at roughly 35 m², is the same size as our smallest. Above that the two products stop overlapping. On price we can say less than we would like. The observed aggregator range runs $84 to $418, a factor of five, which is not a planning figure, and we found no rack rate on the operator's own booking page. Treat any single Adagio number you see quoted, including this one, as a snapshot of one date rather than a price.
Where Adagio wins: The address, and it is the strongest case against us anywhere in this article. Uraniastraße 2 is in the 1st district, so you reach Stephansdom, the Hofburg and the coffee-house core on foot with no transit at all. No 6th-district address, ours included, can say that. If your trip is two or three nights of sightseeing and you will eat every meal out, book the 1st district and stop researching. Adagio is also a 124-apartment Accor property, which means a loyalty programme and a corporate rate code we cannot offer.
Where we would argue is space and kitchen grade from the fourth night on. Twenty to 35 m² with a kitchenette is a room with a hob. The 15-minute walk from Karlsplatz to Stephansplatz is the real cost of choosing us, and it is a walk, not a hardship.

This one is barely a competition, and pretending otherwise would waste your time. Mein Wien-Apartment sets a minimum of seven calendar months, bills monthly with running costs, furniture, heating, hot water, electricity and VAT included, and caps units at one to two people. It exists for transitional housing and relocations. We sell nights.
Where Mein Wien-Apartment wins: Any stay of several months, outright. At around 4,000 apartments across owned and co-managed buildings citywide it holds inventory we cannot approach. And past three continuous months a guest stops owing the Ortstaxe altogether, which is precisely the stay length it is built around and one we do not serve. If you are moving to Vienna rather than visiting it, start there, not here.
Where we would argue is anything under a month, and any group of three or four, since the one-to-two-person cap rules out a family however long they stay. Our Resident tier at 28 nights is where the two products come closest, and even there we are the short end of its range.
The Naschmarkt case, starting with the finding that surprised us
The location argument opens with a correction rather than a claim.
"Naschmarkt" in the name does not mean the 6th district
The Naschmarkt (Vienna's open-air food market) straddles a district boundary. The Linke Wienzeile side is Mariahilf, the 6th, which is where we are. The Rechte Wienzeile side is Wieden, the 4th, shading into Margareten, the 5th, toward the Kettenbrückengasse end, a split the Wienzeile street entry sets out. Three properties carrying "Naschmarkt" in the name are all verifiably on the far side of that boundary.

To be fair to all three, none is lying about distance. Vintagehome is a three-minute walk from the market per its listing, and Apartment Naschmarkt Classic describes itself as around the corner, which it is. The point only matters if you chose the 6th deliberately, for Mariahilf's side streets, for the Linke Wienzeile, for the walk up to Mariahilfer Straße. A brand name will not deliver that. A postal code will: 1060 is the 6th, 1050 the 5th, 1040 the 4th.
The reverse error exists too. Numa Terra is genuinely in the 6th, and its own listing describes it as a five-minute drive from the market. Sharing a district is not sharing a doorstep.
Local tip: Before booking anything with "Naschmarkt" in the name, find the four-digit postal code on the property page. It takes ten seconds and it is the only reliable district test in this city.

What the location buys you: one interchange and a working market
Karlsplatz is the only station in Vienna where the U1, U2 and U4 lines all interchange, roughly a 7 to 10 minute walk from the market. That is structural, not promotional: a single interchange puts most of the city on one change or none, which is the difference between planning a day around transit and not thinking about it.
The second thing is the market as daily infrastructure rather than a sight you visit once. More than 130 stalls and restaurants run for roughly half a kilometre between Karlsplatz and Kettenbrückengasse, split between a grocery side (produce, butchers, cheesemongers, spice merchants) and a restaurant and bar side, open Monday to Saturday with restaurants trading to 23:00, as the Naschmarkt restaurant directory and this Naschmarkt visitor guide both document. Sundays the stalls are shut.
That is the whole argument for putting the kitchen axis first. A full kitchen is only worth the space it takes if buying food is frictionless. Four minutes from a butcher, a cheesemonger and a produce stall, it changes how a two-week stay works. Eight kilometres from one, it is a nice photograph of a hob.
What the market costs you: Saturday
The Saturday Flohmarkt (flea market) runs from 06:30 to 18:00 with roughly 400 vendors along the market, per Naschmarkt Vienna's flea-market page and the Fleamapket listing. That is meaningfully louder and more crowded than an ordinary Saturday morning, with slower street access on foot and by car. If your stay includes a Saturday and quiet matters, weight it.
To be precise about what we know: we can verify the hours and the vendor count, but we found no documented resident noise complaints in English-language sources and did not run a German-language local-news search, so this is scale and timing, not a measured noise level. Guests who want a quiet Saturday morning tend to prefer the 4th or the 7th.
The honest verdict: eight cases where someone else is the better answer
A comparison that only flatters the operator publishing it is worth nothing, and you would feel it anyway.

What survives is a narrow claim, the only kind worth making. From roughly the fourth night, for a guest who will use a kitchen, wants separated living and sleeping space, and chose the 6th-district side of a working food market on purpose, we are the better booking. Where we fit: the five MINT apartments
We are five apartments on the Linke Wienzeile, the market's 6th-district side. That is the whole operation, and it sets what we can and cannot do.

All five include a fully equipped kitchen, separated living and sleeping space, a king-size bed, an in-unit washing machine, air conditioning, elevator access and high-speed wifi. None includes a spa, a pool, a restaurant, a gym, a 24-hour reception or parking, and we would rather you read that here than find out on arrival.
The discount ladder is 15 percent from 7 nights, 20 percent from 14, and 25 percent at 28 nights and beyond on our Resident tier. None of those tiers touches the Ortstaxe, which you pay on every night until a stay runs continuously longer than three months.

Frequently asked questions
Is MINT cheaper than Adina? Not per night, and we will not claim it. Adina's Belvedere property shows an observed aggregator range of $131 to $150 against our published €185 to €375, and we have not converted currencies to force a comparison. The honest axis is size and kitchen grade: Adina's largest studio type is 36 to 38 m² with a kitchenette, our Artisan is 65 m² at €185 with a full kitchen. Below four nights, Adina is usually the better buy.
Which Vienna serviced apartments actually have a full kitchen? Among the operators we checked: Zoku, Bob W, Numa, Apartmenthotel Singerstrasse 21/25, Apartment Naschmarkt Classic and all five MINT apartments. Adina, Adagio, Grätzlhotel and Vintagehome have kitchenettes. Ruby, Hotel Indigo and Miiro Spittelberg have no in-room cooking facilities at all.
Does "Naschmarkt" in a property name mean it is in the 6th district? No. Hotel Indigo Vienna Naschmarkt at Rechte Wienzeile 87, Vintagehome Apartments by Naschmarkt at U4 Kettenbrückengasse and Apartment Naschmarkt Classic at Franzensgasse 13 are all in the 5th district, Margareten. Check the postal code: 1060 is the 6th, 1050 the 5th, 1040 the 4th.
How many nights before an apartment is cheaper than a hotel in Vienna? No Vienna-specific study exists that we could verify. General industry figures put break-even between night four and five in high-rate European markets and between night seven and fourteen in general markets, with 14-night stays typically saving 20 to 40 percent. Below four nights, book an apartment for the space, not the savings.
What is the Ortstaxe in 2026 and who pays it? The Ortstaxe is Vienna's local accommodation tax, charged at 5 percent of the accommodation charge excluding VAT and breakfast since 1 July 2026, rising to 8 percent on 1 July 2027. Every guest at every category of paid accommodation in Vienna pays it: hotels, aparthotels, serviced apartments and short-term rentals alike.
If I book a 28-night discount, do I stop paying the Ortstaxe? No, and this is the most common confusion we see. A 28-night discount is a price reduction offered by an operator. The Ortstaxe exemption is set by the City of Vienna and applies only to people who live in the accommodation continuously for longer than three months, roughly 90 nights. You pay the tax on all 28 nights.
Can I book Mein Wien-Apartment for a short stay in Vienna? No. Mein Wien-Apartment requires a minimum of seven calendar months, bills monthly, and caps units at one to two people. Minimum stays vary enormously across the city: Adina, Adagio, Zoku, Numa, Bob W, Grätzlhotel, Singerstrasse 21/25 and MINT run nightly booking engines, Flatio imposes a 14-night floor, and room4rent bills monthly with no nightly product at all.
Do Vienna serviced apartments include daily cleaning? Rarely. Weekly housekeeping is the category norm where a cadence is stated, including at Adina, Zoku and Numa, and Zoku offers extra cleanings free on request. Daily housekeeping in the hotel sense was not a standard inclusion at any apartment operator we checked.
Is there parking at Vienna serviced apartments? Free in-house parking was found at no operator in this comparison, including us. Where it exists it is paid: Zoku offers roughly 100 spots at €25 a day, Hotel Indigo has paid private parking on site, and Adina directs guests to a nearby third-party operator. Assume you will pay.
Aparthotel Adagio Vienna City or an apartment at the Naschmarkt? Adagio for two or three nights of sightseeing. It sits at Uraniastraße 2 in the 1st district, so you reach Stephansdom and the Hofburg on foot with no transit, which no 6th-district address including ours can claim. Choose the Naschmarkt from about the fourth night, when a full kitchen beats a kitchenette and a working food market starts to matter more than fifteen minutes of walking. Adagio's largest unit type, at roughly 35 m², is only the size of our smallest.
