Serviced Apartments in Vienna: What Is Included, What Is Not

"Serviced" sounds like a hotel with a kitchen, but it means something else, and rarely does anyone spell out what is actually included. A serviced apartment is a fully equipped flat with a fixed layer of service: bed linen, towels, wifi, self-check-in, often the option to register. What is missing matters just as much: no daily cleaning, no room service, no 24-hour reception. Knowing that in advance means you book the right thing. Here both are set out in black and white, plus which flat suits which stay.

What is a serviced apartment?

A serviced apartment is a furnished, fully equipped flat let by the night or the week: with a full kitchen, its own bathroom, and a defined layer of service, but without a long-term lease. Unlike an aparthotel it leans on independent living rather than hotel infrastructure. How long you stay is your business: as commercial accommodation it has no statutory upper limit, 3 nights work as well as 3 months. What "serviced" covers varies by provider, so the concrete list is worth a look.

What is included, what is not?

The most honest way to judge a serviced apartment is to separate what is and is not included. For a host-run apartment like MINT it looks like this:

IncludedNot included
Fully equipped kitchenDaily room cleaning
Bed linen and towelsRoom service
Wifi and a workspace24-hour reception
Self-check-in and luggage storagePrivate parking
Registration possibleBreakfast

At larger chains a weekly clean or breakfast may be added, but the personal contact is often missing. There is no right or wrong, only different packages.

Serviced apartment or hotel: which is cheaper?

Per night a serviced apartment often sits in mid-range-hotel territory. The difference is what you pay for: not daily service, but space, a kitchen, and a washing machine. Those advantages pay off over time. For 1 to 2 nights a hotel is usually simpler; from about 4 to 5 nights the apartment pulls ahead, because you eat out less and pay no cleaning. The exact maths per flat is in the prices for serviced apartments at the Naschmarkt.

Which apartment suits whom?

A serviced apartment rarely fits across the board; it depends on the stay. As a guide:

  • Solo business trip or a city break for two: a compact studio with a kitchen and fast wifi is enough.
  • A couple wanting more room or a balcony: a larger unit with a living area.
  • A family or four people: a flat with a separate bedroom and more space.
  • A move or the first weeks in Vienna: a unit with a registration address you can stay in longer. The logistics are in the long-stay and relocation guide.

Which area is best for a stay in Vienna?

It depends on the stay. The 1st district is the most central and the most expensive. For a longer stay or real city life, the 6th and 7th districts are often the better choice: around the Naschmarkt and Mariahilfer Strasse lies a lived-in quarter with short routes. From the Naschmarkt it is about 3 minutes on foot to the Karlsplatz underground and 8 to the State Opera. How districts and stay types otherwise differ is set out in the comparison of Airbnb, hotel, and serviced apartment.

FAQ

What is a serviced apartment? A furnished, fully equipped flat with a full kitchen, its own bathroom, and a fixed layer of service (bed linen, wifi, self-check-in, often registration), let by the night to the week. It combines the independence of a flat with selected hotel services.

How long can you stay in a serviced apartment? As long as you like. As commercial accommodation there is no statutory upper limit, from one night to several months. Beyond three months the Ortstaxe no longer applies in Vienna.

Is a serviced apartment cheaper than a hotel? Not per night, but often over time. A kitchen and a washing machine save noticeably from about four to five nights, because you eat out less and pay no cleaning.

What is included in a serviced apartment? Typically a full kitchen, bed linen and towels, wifi, self-check-in, and often the option to register. Usually not included are daily cleaning, room service, a 24-hour reception, parking, and breakfast.

Which area is best for a stay in Vienna? For a short first visit, the central but expensive 1st district. For a longer stay or real city life, the 6th and 7th districts around the Naschmarkt and Mariahilfer Strasse, with short routes into the centre.

Is there daily cleaning in a serviced apartment? Usually not. Host-run apartments use self-check-in and clean between stays; larger houses sometimes offer a weekly clean. Daily housekeeping like a hotel is the exception.

Can I register at a serviced apartment? Yes. Registration happens within 3 working days, and the host co-signs. In a host-run apartment that is a single step.

What does a serviced apartment in Vienna cost per night? It depends on size and location. At the Naschmarkt the MINT apartments start at 185 euro per night and reach 375 euro for the Penthouse, with separate terms for longer stays.
